Age is the biggest factor. If your shingles are 20+ years old and you're seeing curling, cracking, or granule buildup in the gutters, it's time. Other red flags: leaks, missing shingles, daylight in the attic, and your neighbors all getting new roofs (same-age homes in a subdivision often need replacement around the same time).
A typical Kansas City home with a 25-35 square roof runs $10,000-$18,000 for a full tear-off and install with architectural shingles. Steep-pitch homes and multi-story homes cost more because of safety requirements and access difficulty. Metal roofing is $12-$22 per sq ft. We quote exact numbers, not ranges.
There's no single "best" shingle. It depends on what you need. For warranty coverage, GAF Timberline HDZ with Golden Pledge is the best in the industry. For wind resistance, Owens Corning Duration with SureNail locks down tight. For value, CertainTeed Landmark or IKO Cambridge give you solid performance at a lower price point. We carry all of them.
Here's the process: we inspect your roof for free, document any storm damage with photos, and help you file the claim. Your insurance company sends an adjuster. We meet them on-site and walk the roof together. If approved, we do the work at the agreed price. If the estimate seems low, we supplement it with additional documentation.
You get two warranties: one from the manufacturer on the materials and one from us on the workmanship. As a GAF Master Elite contractor, we can offer the Golden Pledge. That's 25 years on workmanship plus 50 years on the shingle. Owens Corning and CertainTeed have similar programs. Our own workmanship warranty is in writing and covers installation defects.
